TOPIC: Condition of the Association and impact on the Sale of Units:
Budget adequacy, reserves, and audits; insurance and fidelity coverage; FHA/FNMA approval and lender's certifications; limiting rentals; the impact of delinquencies, future assessments and litigation on sales; estoppel certificates; agreement of sale provisions; the role of professionals - the attorney, managing agent, accountant, insurance broker, and engineer.
About the speaker:
Caroline Record is a partner in the Morristown, NJ office of Hill Wallack LLP, where she is a member of the Community Associations and Real Estate practice groups. Ms. Record concentrates her practice in the area of community associations law and residential real estate.
