Aileen Brennan

  • Aileen Brennan concentrates her practice in redevelopment, land use, and eminent domain. She has extensive experience in negotiating and drafting redevelopment agreements and associated documents and legislation. She advises on the acceptance and implementation of grant funding for the remediation and development of open space and parklands. Ms. Brennan drafts enabling legislation for zoning and land use ordinances, negotiates and drafts multiple agreements for the redevelopment of property to provide both affordable and market rate housing, as well as increased retail and recreational activities.

    Ms. Brennan negotiated the rehabilitation of a landmark building into four stories of affordable housing, partially financed with guaranteed loan funding made available by the United State Department of Housing and Urban Development. She handled condemnation proceedings necessary for the assemblage of a critical development site. Utilizing eminent domain, she acquired several parcels of land in Newark that is now the site of a warehouse, which has generated 300-400 new jobs.

    Ms. Brennan has also counseled businesses and communities related to aviation and airports regarding compliance with federal and state environmental regulations, including the development of OSHA-required coursework for airport employees. Before she was an attorney, Ms. Brennan was a duty manager for a major airline.

    Ms. Brennan founded the Land Use and Redevelopment Committee, and is chair, of the Essex County Bar Association.
