Timothy J. Duffy is a partner in the Yardley, Pa. office of Hill Wallack LLP.
He is a member of the firm’s Business & Commercial, Real Estate and
Construction Industry Practice Groups.
For nearly
twenty years, Mr. Duffy has been serving the local and regional business community
in the wide range of challenges business owners face each day.
He assists owners and lessees of
commercial real estate through lease negotiations and default work-outs, and
in protecting their rights and interests in court. He also represents commercial
and institutional property owners and contractors resolving disputes before,
during and after construction in private negotiations, arbitration/mediation, and in
court.
Mr. Duffy has served as a solicitor to numerous area townships and school districts.
He has represented private property owners and businesses in land use proceedings before dozens of municipal boards and
commissions in Bucks and Montgomery Counties. He also represents several regional commercial lenders preparing loan
documentation for construction financing, stock and asset purchases, and real estate acquisitions.

- Commercial and retail landlords, including owners of shopping centers throughout Pennsylvania and New Jersey
- Site and general construction contractors; paving, excavation and refrigeration subcontractors; as well as the owners of commercial and institutional construction projects
- Small to mid-sized business owners and entrepreneurs in the technology, marketing and other service industries
- Local and regional financial institutions
Representative Matters:
Mr. Duffy has taken the lead in numerous, high profile cases.
- He successfully defended a regional physician practice management organization in a jury trial against claims of fraudulent and negligent misrepresentation arising from unsuccessful negotiations with a prospective employee.
- He succeeded in prosecuting a prime contractor’s claim for payment for additional work in arbitration against a local municipality in connection with the construction of an addition to a municipal building.
- Mr. Duffy represented a school district in a state court civil action and related AAA arbitration in defense of a claim by a site development contractor for delay damages and other losses in excess of $1 million in connection with the construction of a new high school.
- He defended a regional mass transit authority in a Philadelphia Court of Common Pleas action against an electrical contractor for additional work in connection with renovations to the Market-Frankford Subway Elevated Line in Philadelphia, Pa.
- Mr. Duffy obtained zoning variances and land development approval for a new branch office for a local financial institution.

Mr. Duffy is admitted to practice in Pennsylvania, New Jersey and before the U.S. District Courts for the Eastern District of Pennsylvania and the District of New Jersey, as well as the Third Circuit Court of Appeals. He earned his J.D. from The Dickinson School of Law (from which he graduated with Order of the Barristers), and his B.A. from St. Joseph’s University.
